Strategic Project Advisors LLC provided Project Management services throughout the course of the project.  Leviton consolidated their lighting assembly and manufacturing operations in ConTech Lighting’s existing facility in Northbrook, IL.  Permitting, design, and construction proceeded in three separate phases of offices renovation, assembly/manufacturing renovation, and sitework.

The project consisted of an office renovation of approximately 56,800 sf on two levels, which generally included office reconfigurations and additions, workstation additions, training center upgrades and refresh work within supporting spaces. The manufacturing and assembly area, of approximately 33,800 sf, included a new lighting assembly area and modification to the existing assembly area. These areas included extensive upgrades to MEP systems and utility relocations. The project also included certain sitework and parking lot work required to accommodate additional parking spaces.

Throughout the phased construction project, Leviton’s existing operations including shipping, receiving, and assembly, and office work activities continued without interruption. During construction, communication with Leviton’s Northbrook Operations Team was crucial.  Construction barriers, protection, and dust control processes were established given the sensitive nature of the products being manufactured. The same sensitive need was required in the office areas, and for the most part, employees continued to work on site. Noisy activities were reserved for evenings or weekends. Contractor work was scheduled and phased to avoid any disruption or delay to Leviton’s ongoing operations.
